Strata and Condo Gutter Cleaning

Gutter cleaning for strata corporations, condominiums, and multi-unit buildings. We coordinate with property managers and strata councils. Common property work planned on maintenance cycles.

What's included

What you get

Every visit covers the same ground, whatever the property.

  • Every gutter run on the building, not only the elevations facing the street
  • Shared downspouts cleared and flushed so one blocked outlet is not missed
  • Debris collected as we work and removed from common areas and landscaping
  • A look at brackets, seams and outlets across the whole roofline
  • Scheduling and access arranged through the manager or council, not resident by resident
  • A quote covering the whole building rather than a per-unit guess

Strata gutter cleaning works a little differently.

Residents don’t usually book the work themselves. The property manager, strata council, or another designated contact does. Maintenance is often planned in advance, and the work needs to fit the building’s schedule and responsibilities.

We understand how strata properties work—and we’ll work within your process.

Coordination & responsibility

With a single-family home, the homeowner makes the call. With a strata, there’s usually a few more steps.

We coordinate with whoever is responsible for arranging the gutter cleaning, whether that’s the property manager, strata council, or another designated contact.

On most strata properties the gutters are common property rather than something an individual owner looks after, which is why the request nearly always comes through the council or the manager rather than from a resident.

They tell us when the work needs to happen. We take care of the cleaning and report back if we find anything worth knowing about.

Our job is to clean the gutters and provide useful information. The strata can then decide what, if anything, needs to happen next.

Multiple rooflines

Strata buildings often have more rooflines and drainage paths than a typical home.

One section may collect more debris because of nearby trees, while another stays relatively clear. Several sections can also feed into the same downspout.

That’s why we don’t just clean the easiest sections and call it done.

We work through the gutter system methodically and check the shared downspouts for proper flow.

How it works

Getting Your Gutter Cleaning Booked

Simple from start to finish. Tell us about the property, get a straightforward quote, and let us handle the dirty work.

1

Tell us about the property

A few details are all we need.

Send us the address, number of storeys, and anything important about the site—trees, access, parking, or a complicated roofline.

2

Get your quote

We price the job, not a generic building.

Size, height, roofline, access, debris, and the coordination involved all matter. We'll give you a clear quote before we start.

3

We handle the dirty work

Nobody on site needs to go up a ladder.

We clear the gutters, clean the downspouts, flush the system, and take the debris with us.

4

You know what we found

We'll let you know if we spot something.

Loose bracket? Leaking seam? Drainage issue? It gets reported to whoever arranged the work.

That's it.

  • You tell us about the property.
  • We give you a clear quote.
  • We clean the gutters.
  • That's one less item on the maintenance list.

Low-slope roofs & drainage

Many strata buildings have lower-slope roof designs that handle rain differently from a typical pitched residential roof.

Water can move more slowly, and debris can collect around drainage points and perimeter gutters.

We’ll clean the areas included in the service and look for visible signs of drainage problems while we’re working.

If we spot something that needs attention, we’ll let the person managing the property know.

The work

On the job

Shared drainage & water flow

With multiple units and roof sections, water doesn’t always take the most obvious route.

One roof section may drain onto another before reaching a gutter or downspout. A blockage upstream can eventually show up as an overflow somewhere else.

That’s why we pay attention to the whole drainage path—not just the gutter directly in front of us.

We’ll clear the gutters and downspouts included in the service and flush the system to check that water is moving properly.

Why choose us

Why choose us for strata & condo gutter cleaning

We fit your process

Councils and managers already have a way of approving and booking maintenance. We work inside it rather than around it.

The whole building at once

Shared rooflines feed shared downspouts, so a partial clean leaves the blockage that causes the overflow. We do the run, not a section.

Findings go to one place

Anything we notice is reported back to whoever arranged the work, so the council has it in front of them when they decide what happens next.

Residents are not left to sort it out

Access, parking and timing get arranged with the manager. Nobody has to be home and nobody has to chase us.

Got questions?

Strata gutter cleaning — FAQs

Do you provide gutter cleaning for strata properties?

Yes.

We work with strata councils, property managers, and other designated contacts to coordinate gutter cleaning for strata properties.

We'll work within the property's existing process rather than making individual residents figure out who is responsible.

Do strata properties need approval before gutter cleaning?

That depends on the strata.

If your property requires approval from the council, property manager, or another designated person, we'll coordinate with whoever is responsible for booking the work.

We don't make assumptions about how your strata handles maintenance responsibilities.

Do you work directly with strata councils?

Yes.

We can coordinate the quote, scheduling, and gutter cleaning directly with the strata council or the person they've designated to manage the work.

Do you work with strata property managers?

Yes.

Property managers can arrange the work directly with us and coordinate access, scheduling, and any property-specific requirements. The same is true on commercial properties.

What happens if you find damaged gutters on a strata property?

We'll report what we find to the person who arranged the service.

That might be a loose section, leaking seam, blocked downspout, or another issue that needs attention.

We'll identify the problem without making assumptions about who is responsible for fixing it. Gutter repair covers the work itself.

Can you clean shared gutters and downspouts?

Yes.

Shared rooflines and drainage systems are common on strata properties. We'll clean the areas included in the service and check the associated downspouts for proper flow.

Can you provide information about what was completed?

Yes.

If documentation is required for the strata or property manager, let us know when arranging the service so we can coordinate the appropriate information.

How do you handle access to strata properties?

We'll coordinate access with whoever manages the property.

This can include gates, common areas, parking areas, landscaped spaces, or other parts of the property that affect how the work is completed.

Do residents need to be home?

Generally, no.

Strata gutter cleaning is normally coordinated through the person managing the property rather than requiring every resident to be present.

Any access requirements can be arranged beforehand.

Can you clean large multi-unit strata buildings?

Yes, depending on the building's height, roof design, and access.

Larger buildings require more planning than a detached home, particularly where there are shared rooflines, multiple entrances, residents, parking areas, and landscaping.

We'll plan the work accordingly. Where the buildings are rows rather than blocks, see townhouse gutter cleaning.
